Keys December 2027. On-site management programme activates: 3% guaranteed annual return paid for 4 years from delivery.

Taxes & transaction costs Property transfer tax 3.74%, notary fees ~1.24%. No VAT on the transaction. Greek income tax on rental yield is 15% on annual income up to €12,000.
Important to know

What every buyer should understand

  • Visa coverage. 5-year renewable EU residency for the investor, spouse, dependent children up to 21, and parents of both spouses. No minimum stay requirement.
  • Selling the unit. Permitted at any time, but the residence permit is linked to ownership. Selling without reinvesting in a qualifying property cancels the Golden Visa.
  • Delivery timeline. Construction starts December 2026; scheduled completion December 2027 with a 6-month grace period. Two-month staged payment structure follows the reservation.
  • After year 4. Post-guarantee the unit is yours to manage directly, renew with the programme, sell, or occupy personally — a flexible conventional residential title.

Who can apply for the Greek Golden Visa?
Any non-EU/EEA citizen aged 18 or over with valid health insurance. Citizens of Russia and Belarus cannot apply as main investors at this time.
Which family members can be included?
The main applicant, their spouse, unmarried children under 21, and the parents of both the applicant and spouse — three generations on a single application.
Is there a minimum stay requirement in Greece?
No. The Greek Golden Visa has no physical residency requirement. You only need to renew your permit every five years to maintain status.
Do both the 1-bed and 2-bed qualify for the €250k Golden Visa?
Yes. All units at Opus Residence qualify under the €250,000 commercial-to-residential conversion route regardless of unit type or price. The 2-bed units (€310,000–€314,000) are priced above the minimum but still qualify for the same visa route.
Can I use the property personally?
Yes, after the 4-year guarantee period. During the rental programme, the management programme operates the unit. After year 4, you're free to occupy, sell, renew, or lease independently.
